MUNTINLUPA CITY — Rockwell Land Corp. has started planning a major redevelopment of Alabang Town Center (ATC), marking the next phase of its expansion strategy following its acquisition of a controlling stake in the landmark commercial property.

Company officials said the redevelopment will reposition the 17.5-hectare estate into a modern suburban lifestyle destination designed to meet changing consumer preferences while preserving the property’s longstanding role as a community hub in southern Metro Manila.

Rockwell has tapped internationally recognized architect Carlos Ott to help lead the master planning and design of the project. Ott is known globally for major architectural works and previously collaborated with the developer on high-end projects in Metro Manila.

The redevelopment follows Rockwell’s acquisition of a 74.8% controlling stake in Alabang Commercial Corp., the operator of Alabang Town Center, in a deal valued at approximately P21.6 billion completed in late 2025. The acquisition significantly expanded the company’s retail and commercial portfolio.

According to company executives, early phases of the project are expected to focus on improving traffic circulation, parking facilities, and the overall visitor experience while reviewing the property’s retail tenant mix. The broader transformation is expected to unfold over several years.

The project reflects a broader shift among developers toward creating mixed-use lifestyle destinations that combine shopping, dining, leisure, and community spaces in suburban growth centers. Southern Metro Manila continues to attract residents, businesses, and investments, making Alabang a strategic location for long-term development.

For Pampanga observers, the redevelopment highlights Rockwell’s continuing expansion outside its traditional Makati base. The company has already announced commercial growth initiatives that include Power Plant Nepo in Angeles City, strengthening its presence in key regional markets.

As planning progresses, Rockwell said it intends to balance modernization with the property’s established identity, which has served generations of residents and visitors in southern Metro Manila.
